Growing demands for property lets by tenants is encouraging more and more landlords to expand their existing property portfolios.
According to a study by LSL Property Services, 40% of the UK’s large-scale private sector landlords (property landlords who own more than 5 properties) plan to invest in at least one new rental property in the next year.
Yet smaller property investors too (with fewer than 5 properties) also seem to be keen to invest, with over 26% telling LSL that they plan to get back onto the property market in the next 12 months.
Speaking on this study, LSL feel greater rental yields and lower interest rates are the primary reason behind this reignited interest in the buy to let sector. Over 48% of buy to let investors were found to have a positive view of the private rental sector’s growing potential, whilst:
46% of large-scale property landlords revealed that rising tenancy demands for their property lets are driving them to invest further
But they are not alone… Even small property investors are reporting a 37% increase in interest from tenants…
Examining these statistics it is clear that property owners are becoming increasingly dependant on the buy to let market to fulfil their housing needs. We can only hope that the government recognises its relevance...
